Property Sourcing

Our main business is in sourcing potential investment properties for clients and assisting them throughout the purchasing process.

Sourcing of these properties is through a variety of means which include direct sales from vendors, via traditional means through agents, or from our database of clients who are looking to cash in on their existing portfolios. Unlike other buyers agents, we have a set fee structure. This ensures we work hard for you on every deal. With other agents sliding scales, they get paid more for a worse job of negotiating on your deal!!

Our fee structure is per property with appropriate discounts in place for multiple purchases in one complex at one time. A single property purchase is valued at $4000.00 +GST and multiple purchases on one title at one time is $6000.00 +GST. We only get paid when the contract is at the unconditional stage so we have to find you realistic and true properties that passes inspections and valuations, OR WE DONT GET PAID!!

Renovations

For either a quick paint job or a full reno( $3,000.00 to $10,000.00) we have available tradesmen and services in most areas. For the Gold Coast and up throughout the Brisbane southern suburbs we have Brad Bell Property Maintainance who can occasionally work miracles in timeframes and completions to get your investment back on the rental market quickly and professionally. To co-ordinate several trades whilst completing the painting himself, Brad will charge $1000.00+GST as a trades management fee to streamline all other trades and shorten your properties downtime between tenants.

Buy Strata Sell Strategies

From time to time great potentials arrive across my desk for those amongst you with great cash reserves. Several units on one title requiring larger deposits, some in need of renovations and then a strata or body corporate structure to be developed and submitted to council before individual untis can then be onsold. These deals usually require funding for about a year to reap the full potential of profit and tax advantages, so they are not for the first time buyer or the feint hearted. These deals, when available attract a higher fee of $10,000.00 +GST as we assist you with sourcing quantity surveyors, body corporate managers and council planning contacts to complete the strata process as well as our usual property sourcing services.
